Choosing the right term for your office lease can be a delicate balancing act. On one side, you probably want to get as much as possible from your landlord in terms of concessions while also maximizing your ability to control your space for as long as you need it. On the other side, you also want to have flexibility and the ability to move out of a space quickly if it stops suiting your needs. Given these conflicting desires, choosing the right term takes careful consideration.
The Future of Office Space
Created : 2017-01-18 18:11:46
Office space design continues changing. The rabbit warren of private offices gave way to the cubicle farm which gave way to the trading floor-style open workspace. The future of office space, though, is much more creative and much less hierarchical.
Multiple trends in both business and society are converging in how office spaces will be built out. As society gets flatter, more collaborative, more connected and more individualized, the future of office space is to mirror those trends in design and configuration.

How important is it to leverage fun in the workplace?
Created : 2017-01-15 19:26:02
In recent time's i've observed that one of the main cultural signifiers for a profitable brand or organisation surrounds how it recognises and leverages fun & sociability. With an enhanced understanding of the positive impact these points can have on productivity, modern businesses endeavour to recognise and meet the evolving needs and desires of their workforce. Fun helps to encourage investment into vision – and it’s often in office design where utilising it starts.
WHAT IS FIT OUT

As the market continues to get busier by the day more and more potential employers are looking to bring on Graduates across job titles in order to help bring on the next "Super Stars" of the future. With the Interior Fit Out sector being so important to the Central London construction industry I am being asked more and more by candidates... "What exactly is Fit Out"? I thought this would be a great opportunity to outline exactly what Fit Out is!
‘Fit out’ is a term used to describe the process of making interior spaces suitable for occupation. It is often used in relation to office developments, where the base construction is completed by the developer, and the final fit out by the occupant.
The office of the future- whats the experience going to be like
Created : 2016-10-23 20:11:16
There are usually two criticisms that can be aimed at all those ‘office of the future’ features and presentations we see on a regular basis. The first is that they are often based on things that are already happening. The second is that they see the future as an extension of the present. Yet, we are already seeing disruptive shifts that are taking the office in an entirely new direction. And perhaps the most important is one that challenges the very notion of what an office should be. We are seeing a new era in which the office’s primary focus shifts from providing people a place to work and instead offers them an experience.
The generational shift
In part, this is driven by the changing expectations of people. While most attention is inevitably focussed on Millennials, the shift in thinking is evident across all generations. The research on the subject confirms that people increasingly value real life experiences more than ownership of things. A recent survey from Eventbrite found that more than three quarters of Millennials would choose to spend money on a desirable experience or event rather than buying something and a similar proportion say they would like to increase their spending on experiences rather than physical things.
The models for this shift are already well established in a number of domains. We have already seen the way we use technology shift from a model of ownership to one based on using software as a service. In this new era, the design of technological spaces focuses on the user experience (UX) just as much as it does core functionality. If people don’t like the experience of using something, they don’t go back to it and choose something they prefer instead.

Location, Form, and Function: Designing the Right Storage Solution for Every Space
From walk-in, to reach-in, underneath stairs, to open vertical wall spaces, there are many ways to add more storage to a home.
During a remodeling job, it’s important to consider each and every product option and its capabilities. It’s even more important to utilize the right mix of products to meet the homeowner’s functional, spatial, style, and budget needs. The product options are wide-ranging, as are the materials with which they are made. They can be prefabricated or custom-made from metal, wood/laminate, mixed or other materials. A truly complete system will be flexible, configurable, and adjustable, providing the homeowner with both the look and function they need.
Front-stage and Backstage Display
In areas of the home or office where the most personal and often prized items are kept – the master bedroom closet or executive offices– an efficiently organized closet or space with the right amount of open shelving and closed storage spaces can turn a tired, ineffective space into a new, integrated space. Designing and choosing the right material to showcase ‘front-stage’ worthy collections enhances the space and allows the homeowner’s personality to be reflected in its design. It adds that air of luxury that today’s homeowners expect in the master bedroom.
In areas that need to be efficient, accessible, and tidy – the laundry room – a similar combination of open and closed shelving is ideal. This way, homeowners maintain tidiness in a heavily-trafficked part of the house, but can still place regularly-used items in the open. Wire shelving with ample hanging area is suitable in the laundry room, since its open design promotes ventilation. This creates a highly-usable space with a clean, stylish aesthetic. The efficient design also reduces the potential for wasted time in the laundry room, freeing up quality time to be spent with the family elsewhere.
Wood/laminate closet systems are another great option for both bedroom closets and laundry areas. They can be designed and installed in a walk-in, reach-in, or open wall storage space, making them a more affordable – yet equally as beautiful – alternative to built-in-place casework. With options ranging from premium door and drawer fronts to nickel-finished handles, furniture-quality storage systems are trending with homeowners.
The remodeler and homeowner must collaborate to determine the best design and storage product options that meet the needs and application of each space.

The sound of silence

For open space offices, schools, call centers, restaurants or any place where it is necessary to reduce the noise without giving up design, the best solution is to use decorative soundproof panels to be applied on walls or hanging from the ceiling, as well as freestanding panels between workstations, or acoustic office booths that create small private areas in larger workplaces.

How much does an office fit out or refurbishment usually cost?
From the initial design through to final completion, it costs approximately #130,000 p/m2. The first consideration is the existing layout. How much demolition is required? Are all the basic necessities of an office such as fire services, air conditioning, electrical and plumbing in place? We can design a plan that works around existing services, adds to the current service or install new services.

Designing from the Inside Out
Created : 2016-02-02 11:17:15
Approaching a fit out project with an inside-out perspective demands cognizance of a multiplicity of needs—spatial, technical, cultural, and functional. The interior evolves as each of these concerns is defined and integrated into a holistic solution. Also central to a successful outcome is recognizing and incorporating larger, critical concepts such as sustainability and resiliency from the start, versus addressing them later.
Has this made our job as designers more difficult? Yes, our role is more complex, but in many ways it is also filled with greater opportunity. We are now required to embrace skills beyond planning, creative, and execution. We must seek and understand demographic and psychographic trends. What is driving urban/rural migration? What shifts are occurring due to the tsunami-like influence of millennials and aging boomers?
One of our greatest challenges as Nigerian designers at DOTRubik projects will be how to meet the demand for quality living/working environments for a rapidly growing population of older adults.

Glass Boards Make White Boards A Thing Of The Past!! Learn How To Create Yours.

Everyone knows WE love to work with glass !!!!
This POST will show how to build a transparent glass whiteboard that will never wear out and never ghost.
Glass is a superior surface for writing on with dry erase markers and erases with a tip of the finger. The size I made mine was 2.4m by 1.2m and was NOT made to freestand as it would take up too much room in my clients office. Total cost was a very reasonable #45,000 , and took a weekend to build and finish (minus the delays from the glass toughening factory in Lagos!). The glass was from the popular building materials market in Amuu Str Mushin Lagos.
How to choose an office space in Lagos
Created : 2016-01-09 08:44:53
When you live in a developing country like Nigeria, choosing office space in it's commercial areas like Lagos can be very challenging as is the dependent factor on which employee’s performances strive. Here are a few things to consider when selecting an office space in Nigeria. Let start with shape.
Triangular shaped office = potential problem. There are many offices in Lagos and elsewhere in Nigeria that are odd shaped. Commercial office space with acute corners (less than 90 degrees) can create some real issues with spatial planning. There is not a lot you can do with tight angled corners, so the area just gets wasted unless you really think about the fit out design.
