When researching your own office refurbishment or relocation project, the difference between a Category A fit-out and Category B fit-out can be confusing. The work entailed and the outcome of your commercial project varies considerably between the two, therefore it’s important to understand the difference.
Undertaking a Category (Cat) A fit-out is usually carried out for a landlord, institutional investor or developer. The main objective for this type of fit-out is to prepare a building so that it's ready for an end-user client (who will generally be the tenant) to then go in and work with their own design and fit-out partner to create a bespoke workplace solution. In order to comply with modern building and environmental standards, Cat A scope of works could include the installation of mechanical and electrical services, new air conditioning systems and raised access floors. A building's services such as lifts, toilet and shower facilities, and lobby/reception area will also be updated as part of a Cat A fit-out. A Cat A fit-out does not include any furniture, fittings or branding.

Once the Cat A fit-out has been completed, an occupier can work with their project partner(s) to bring their workspace to life. This is where a Cat B fit-out project begins.
Revitalising a building’s internal space, a Cat B fit-out is carried out in partnership with a professional team or directly with the occupier to design and create a bespoke workplace solution. Whether implemented for either a refurbishment or relocation project, a Cat B fit-out will take into consideration a client’s business, culture and people. Popular workplace requirements including staff wellbeing facilities, supporting collaboration and improving productivity can all be enhanced through Cat B scope of works, which can include the installation of meeting and breakout areas, catering facilities and a variety of working platforms. Injecting personality into the space, a Cat B fit-out will also consider and implement the right branding and finishing options to reflect a business' personality and culture. The end result will deliver a unique and functional working environment, which supports a client’s business needs and future goals.
